The Asset Manager role sits within the Global Realty Asset Management team, which is part of the wider Global Realty organization. The ideal candidate will be responsible for implementing cutting-edge real estate management practices, drawing from both Amazon's internal standards and industry benchmarks. A critical aspect of this role involves identifying and resolving real estate challenges that impact Amazon operations across multiple business segments. Building and maintaining robust relationships with landlords and local operational teams is fundamental to this position. Reporting to the Regional Lead, the Asset Manager will be a critical member supporting leased and owned fulfillment and logistics locations within their assigned region.
Key job responsibilities
• Oversee the effective real estate management of assigned portfolio sites to ensure optimal operations, utilization and performance to support the business.
• Act as the primary point of contact for real estate related escalations, to provide support to internal customers and stakeholders as needed and to minimize business disruption.
• Drive timely negotiations for negotiating landlord consents and lease amendments for property alterations, retrofits, and operational changes.
• Develop and implement real estate strategies for the region, encompassing consent negotiations, portfolio optimization, and risk management.
• Support Transaction Managers by influencing lease renewals, terminations, and other strategic initiatives with site related qualitative and quantitative data.
• Identify opportunities for cost savings and operational efficiency enhancements, implementing best practices in asset management across the region.
• Provide leadership related to real estate in situations where a disaster or other significant event impacts operations at one or multiple operational locations.
• Manage end-of-term lease obligations by proactively addressing dilapidations and reinstatement, minimizing Amazon's financial exposure.
• Establish, maintain and strengthen effective relationships with landlords, developers, and external stakeholders through regular meetings and site visits.
• Provide strategic real estate advice to senior leadership for new concepts and initiatives, aligning real estate strategies with organizational goals.
• Partnering with stakeholders to champion and drive the implementation of sustainability and environmental social and governance (ESG) initiatives across the portfolio, including energy-saving projects, retrofits, and reporting.
• Collaborate closely with Legal, Finance, Operations, Engineering, and Construction teams to provide real estate guidance and problem-solving support.
• Support operating expense (OPEX) analysis including review/reconciliation of payment escalations and service charge obligations. Negotiate with the landlord on any modifications to OPEX related services or expenses as applicable.
• Support audits and portfolio reviews, providing real estate input to ensure compliance, mitigate risks, and identify cost savings.
• Provide reporting inputs (monthly and quarterly business reviews and budgets) and liaison with Finance on real estate liabilities and Asset Management targets.
BEVORZUGTE QUALIFIKATIONEN
• Extensive experience of property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity.
• Broad experience of managing and interpreting commercial lease agreements
• Knowledge of property accounting principles
• RPA, CPM, RICS, or comparable professional designation
• Business fluency in another European language
This is a highly visible role in a fast-paced, ambiguous environment. The ideal candidate will be a self-motivated problem-solver able to work independently while meeting deadlines. Travel within the assigned region is required (25% or less).
